Yesterday, YIMBY brought you news on building applications for 1414 Central Avenue, in Queens’ Far Rockaway neighborhood. Today, we have the first preliminary rendering for the project, designed by Magnusson Architecture and Planning, and the new building will be a massive improvement over the site’s current state.

The building will have 150 apartments in all, spread over 127,000 square feet of space, for a very generous average unit size of about 850 square feet. The site is currently occupied by the Community Church of the Nazarene, but it will be relocated within 11,300 square feet of space on the ground floor of the new development, as seen in the rendering.

Magnusson Architecture and Planning’s design will be an enormous improvement over the current low-slung church and parking lot. The building will rise eight floors and 89 feet to its rooftop, with an envelope that will greatly enhance the block’s nascent street-wall, pushing right up against the sidewalk. Beyond the envelope, the exterior will be rendered in an attractive mix of masonry and muted but still somewhat colorful paneling.

Besides the residential and community facility components, the site will also include 5,500 square feet of retail space on the ground floor, further diversifying its use, and enhancing the neighborhood’s walkability.

As described in the Schedule A, there will be parking for 43 cars in the cellar. Above, the first floor will include the church, the retail space, as well as a host of amenities for the church, and the apartments up above. Despite its location in the Rockaways, the site is fairly transit-accessible, with the A Train’s Far Rockaway-Mott Avenue station just six blocks away.

Kingspoint Heights Development is the developer, and no completion date has been announced just yet.

    Good article, brings positive attention to the peninsula, but with one caveat. There’s no common use of the expression “Far Rockaways” as utilized in the article headline. It’s “Far Rockaway” or “The Rockaways.”

    That is a nice rendering of Far Rockaway when it is taken by aliens and placed on another planet in a faraway galaxy where androids aimlessly wander empty streets.
