Reveal for 1404 Bushwick Avenue, Bushwick

Back in October of 2016, YIMBY reported on the first applications for a new building at 1404 Bushwick Avenue, in Bushwick, Brooklyn. Now, we have the reveal for the project, which is being designed by ARC Architecture + Design Studio.

The project will rise six and a half floors in total, with 12,290 gross square feet of space and just under 8,000 net square feet. That will be divided between 10 units, for an average apartment size of just under 800 square feet. Each of those will be two bedrooms, except for a one bedroom garden duplex; the two bedroom penthouse will also have a rooftop veranda.

Threefold is developing the project, which is replacing a three-story walk-up building, as well as an adjacent vacant lot. Metal trim will overlay brick on the facade, and the combination of the two will yield an attractive exterior, especially compared to much of the existing neighborhood fabric. While the building’s six floors will be somewhat taller than the surrounding structures, the scale will not overwhelm the neighborhood by any means. No ground-floor retail means no additional eyes on the street, but nevertheless, 1404 Bushwick will still be a positive contribution to Bushwick’s urban fabric.

The Chauncey Street subway stop for the J, M, and Z trains is just one block away, which means the impending L Train shutdown will be less relevant to prospective occupants of 1404 Bushwick Avenue than those in the farther reaches of the neighborhood. Coincidentally, completion of the project should also occur around the time of the shutdown, in early 2019.
